
š Is it September already?! (+ Fall Market Preview)
Can you believe itās September already? Iām definitely in denial. Summer is my favorite season. Sigh.
Between the potential Seattle Public Schools strike, especially with school starting prior to Labor Day this year (!?), and high mortgage rates, there is plenty to complain about this week. But instead of complaining, hereās whatās happening with Seattle area real estate right now:
- Last Weekās Slump: As expected, last week was quiet for both new listings and pending homes. In a rare twist for this year, the Eastside actually saw more homes go pending than Seattle.Ā
- The Labor Day Pause: Expect this week to also be quiet as most listing agents advise sellers to wait until after the holiday weekend to launch.
- The Post-Labor Day Surge: Buyers, get ready! We expect a wave of fresh listings to hit the market over the next two weeks.
- The Fall Window: Keep in mind that our local fall market is short; it typically wraps up by late October. Once the days shorten and the classic Seattle rain sets in, inventory and activity will cool off until the new year.
Despite the late-summer lull, our team has been moving fast:
- Instagram Wins & On the Ground: We just closed on a fantastic townhome with our very first buyer who found us through Instagram! Land has been running all over the Greater Seattle area, filming Reels showcasing some cool homes.
- YouTube Success & Remote Closing: Alicia guided clients who found us on YouTube through the purchase of 8451 40th Ave SW. Since they were relocating to Seattle, they flew in to tour the home initially, and Alicia handled the inspection and final walkthrough seamlessly while they remained out of state.
