š The Summer Slowdown is a Buyerās Best Friend
Happy Seafair!
The summer slowdown has officially arrived, and we have about five weeks of it left. Hereās how to take advantage of it:
- For Buyers: Right now is prime time to circle back on homes that feel overpriced. Sellers whose homes have been sitting are starting to wonder where everyone went. An offer today could be just what it takes to start a real conversation. You donāt get what you donāt ask for.
- For Sellers: Want to sell before Labor Day? Cut your price now. You have about a week or two before Seattle completely empties out for vacation. By mid-August, itās going to be crickets until fall, and extra days on market are no friend to your bottom line.
Hello Penthouse 4202 at Bellevue Towers
We just listed Penthouse 4202 at Bellevue Towers, and this one is truly special.
- Huge: 3,400 sq ft | 2 Bed + Den
- Big views: Sweeping, floor-to-ceiling west-facing views
- Extras: 3 dedicated parking spaces + private storage room
- Price: $4.75M
Bellevue Towers remains the largest and most popular condo building in downtown Bellevue. The amenities have all been refreshed (including a private half-acre park between the towers), and the HOA is solid with nearly $10M in reserves.
Market Snapshot: "It's (still) a Weird Market"
Weāre seeing wild contrasts across the city right now:
- The Foreclosure Steal: A penthouse at Cristalla that sold for $3M in 2021 was recently foreclosed on and listed at $2M (~$900/sq ft). Yes, it needs a full remodel, but weāre genuinely surprised nobody has snapped this up yet.
- The Bidding War: On the flip side, our clients put an offer on a home in North Beach listed at $1M. It drew 8 offers and is pending around $1.2M.
Great homes priced right are still flying, while hidden gems are sitting under the radar.
