🏠 Early fall market signals (+ a $71M new listing)

After a massive wave of new listings over the past two weeks, how many more will we see? Are any buyers out there? Early signals for the fall season: sellers far outnumber buyers (see the graphs below), and prices will likely be coming down once we have data for September and October.

Here’s what we’re telling our clients as we head into late September:

  • Buyers: You’ll continue to see a steady flow of new listings over the next two weeks. But after mid-October, new listings will drop significantly and stay low well into the New Year.
  • Sellers: Your seasonal window runs through the end of October. If you don’t have serious buyer activity right now, waiting won't help. Aggressively finding the market price today is key to getting sold before rain and early sunsets slow things down. Buyers are out there when the price feels like a deal.

It was a busy weekend for our buyers!

  • Leschi Waterfront: We won a competitive bidding war on Saturday night for a Lake Washington teardown. This marks the 3rd waterfront home we’ve secured along this exact stretch of Leschi/Mt. Baker!
  • Wedgwood: We moved fast to tie up a good one before it went to an expected multi-offer situation.
